Property Management
Property Management brings Vendor Compliance, Facility Management and AI Help Desk together for a property manager: vendor insurance and W-9s, inspections and bookings, and a help desk for residents. Available today in the Muin platform.
Property Management runs in the Muin platform today: start a 30-day trial on a Platform Plan. A standalone Property Management product comes later; you can get one email when it opens on the Property Management page.
Property Management is a Solution for property managers. It brings three things together on top of a Muin plan:
- Everything in Vendor Compliance
- Facility Management
- AI Help Desk
Post-award grant compliance is not part of it. That is the Grant Compliance Solution.
When you’d use this
- Contractors work on your properties and you need their insurance and W-9 on file first.
- Each property owes recurring inspections, services and certifications, and you want to see what is coming due.
- You rent rooms or shared spaces and want the bookings on one calendar.
- Residents send maintenance requests and questions, and you want them sorted before your staff reply.
What it includes
| Part | What it does |
|---|---|
| Vendor insurance and W-9s | Contractors upload their certificates and tax forms through a link. Muin checks them and asks for the renewal before one lapses |
| Certificates read | Certificates from contractors and renters are read for coverage, limits, dates and additional insured, and checked against your minimums |
| Inspections that come due | Each property’s recurring inspections, services and certifications, with the next due date, and a finding for each one overdue |
| Bookings on one calendar | Your facilities and their rates, with bookings for rooms and shared spaces on one calendar |
| An audit of every site | One scored report per property, across compliance, risk, efficiency and revenue |
| Maintenance requests | Muin drafts a maintenance request form for you to publish. Each request becomes a ticket |
| Triage | Muin sets each ticket’s priority, names the trade and drafts a reply for your staff to send |
| Emergencies | A request Muin reads as an emergency pages your on-call contact by text, email and in-app notification |
| A help desk for residents | The AI Help Desk answers residents’ questions from your own pages, in the chat on your website |
The help desk answers by text only when you link a number and turn on automatic answers for texts.
Setup
Once Property Management is available, its setup walks you through these steps:
- Apply the starting template.
- Turn on the agents that come with it.
- Import your vendor list.
- Invite your vendors to upload their documents.
- Connect your website.
- Draft your business profile.
- Load starter content for the help desk to answer from.
- Detect your website’s platform.
- Allow your website to show the help desk.
- Review the drafted Maintenance Request form and publish it.
Before you go live, a checklist shows what is missing: something for the help desk to answer from, an emergency contact who can be texted, the published form, and a way for residents to reach it.
Roles
Property Management adds two role templates: Facilities Manager and Vendor Manager.
Price
Property Management is priced by active vendors, on top of a Muin plan:
| Active vendors | Per month | Per year |
|---|---|---|
| Up to 50 | $249 | $2,490 |
| Up to 150 | $399 | $3,990 |
| Up to 400 | $549 | $5,490 |
The tier moves up when you add more vendors. A second Solution costs less; see the pricing page. Starting its trial starts a 30-day plan trial with Property Management on top.
If you already have Vendor Compliance, Facility Management or AI Help Desk, that subscription ends when you buy Property Management, so you are not billed for it twice.
